A private investor has snapped up a fully leased industrial asset in Brisbane’s tightly held Eagle Farm precinct for $3.575 million, as demand continues to intensify for well-located TradeCoast investments with secure income streams.
The property at 4&5/90 Fison Avenue comprises 744 sqm* of office and warehouse accommodation and was sold through Cushman & Wakefield’s Robert Stringer on behalf of BD Property.
The buyer was introduced via Palise Buyers Agents, with the transaction reflecting continued appetite from private investors seeking exposure to Brisbane’s infill industrial market, particularly assets offering long-term leasing security and proximity to major infrastructure.
As part of the transaction, BD Property agreed to lease back a portion of the building for PPC, while the remaining 140 sqm continues to be occupied by digital marketing business Purge Digital, which was originally leased by Mr Stringer two years ago.
Located within Brisbane’s premier Australia TradeCoast precinct, the asset benefits from direct connectivity to Brisbane Airport, the Port of Brisbane, the Gateway Motorway and Kingsford Smith Drive, positioning it firmly within one of the city’s most tightly held industrial markets.
Mr Stringer said the sale highlighted the continued depth of investor demand for smaller industrial investments in the Eagle Farm precinct.
“Private investors continue to target well-leased industrial assets across the TradeCoast, particularly where there’s genuine scarcity and strong tenant demand.“
Mr Stringer said the ability to retain PPC within part of the property while maintaining the existing Purge Digital tenancy also enhanced the appeal of the investment.
“Buyers are increasingly focused on assets with long-term functionality, particularly in infill locations where future supply remains constrained.”
