Revenue per available room (RevPAR) for Spanish hotels stands at an average of €125.4 in 2025, 5.5% higher than in 2025
The average price for a night in a Spanish hotel has reached a new all-time high, standing at €166.1 in 2025, up 4.8% from the €158.5 recorded in 2024. Growth has been close to 10% in destinations such as the Balearic Islands, Marbella, Benidorm, and Zaragoza.
Hotel occupancy across Spain in 2025 was 75.5%, 0.7% higher than in 2024, reflecting a move toward positive stability at the upper end of the indicator’s historical range. The highest annual occupancy was recorded in Málaga at 82.4%, followed by the Canary Islands at 81.5%.
Madrid continues to show very strong performance, with ADR increasing by 5.3% and RevPAR by 6.4%, while Barcelona remains stable, with the same occupancy as in 2024 and a very slight decline, of less than 1%, in prices and revenue.

Hotel Investment in Spain Set for a Record-Breaking Year
Investor interest in the hotel sector remains at record levels, supported by the strong fundamentals of Spain’s tourism industry, with the islands accounting for half of all investment recorded so far this year.
According to Cushman & Wakefield’s Investor Beat report, Spain closed the first half of the year with 88 hotel transactions and a total of 12,200 rooms changing hands.

The logistics market starts 2026 strongly
Madrid recorded more than 310,000 sqm leased during the quarter across 23 transactions, marking the strongest start since Q4 2022, with prime rents exceeding €7/sqm/month.

Madrid and Barcelona record more than 1million sqm leased
Madrid’s logistics market closed 2025 with a leasing volume of 900,000 sqm and more than 80 transactions. Prime rents stand at €7.00/sqm/month, 4% higher than the previous year.
In Barcelona, logistics leasing reached 570,000 sqm in 2025, spread across more than 40 transactions, in line with the average of the last five years. Prime rents continued their upward trend, reaching €9/sqm/month, up 6%.
