The mainland China-Hong Kong border opening has stimulated a rebound in retail market sentiment, with total retail sales in the first two months of the year recorded at HK$69.3 billion, up 17.3% y-o-y. In the office sector, the Q1 Grade A net absorption figure remained in the negative zone, lifting the overall availability rate to 17.1% and further exerting pressure on office rents with a drop of 1.5% q-o-q.

By end of Q4 2021, the total Grade A office inventory in the core markets of the 21 major cities in Greater China we track totaled 63.19 million sq m. In the meantime, total premium core city office net absorption across the Greater China market for the whole year was 3.89 million sq m, amounting to a 129.6% increase compared to the figure registered at the end of Q4 2020. This should take some pressure off upcoming supply in 2022.

As at the end of 2020 there were 185 REITs in the Asia market, of which 78 were integrated REITs containing multiple property types. Twenty-eight REITs were focused on the office market, 24 were in industrial/logistics properties, 23 were in retail, 18 in the hotel sector, nine in residential apartments, and four in healthcare. A single REIT focused on the data center market.

Office and retail leasing activities were both relatively quiet in Q3. Overall office market net absorption returned to positive territory. Nevertheless, a rise in the availability rate saw rents trend downward at -2.3% q-o-q in Q3. Total retail sales for January to August 2022 were recorded at HK$226.7 billion, down 1.5% y-o-y.
